  • As a longtime resident of Las Vegas, 52 years! I have seen it all. Changes are the only constant in this city. While there’s more inventory, it means you have more choices than ever. It’s not just a sellers’ market. Finally, our market gives equal opportunity to buyers and sellers.  Buyers have more options to find the home of their dreams. Sellers are realizing they need to have competitive pricing. Over pricing will not get your home sold.
  • Buyers. Waiting is not always the right choice. Interest rates may continue to rise. That will cost you more in the long run. Who knows the future of rates…Buying now is not as bad as you may think. You may have the option, depending on the terms of your loan, to refi down the road for a lower rate. Talk to a lender about that option. Talk to a lender about ALL the loan possibilities they offer. The biggest myth, you need 10% down payment. There are more ways to finance a home of your own than ever before!

  • It’s not 2010. It’s not 2015. It’s 2026. Pricing your home to market value is the only way it will sell. By market value I mean. Your house compared to recently sold, approximately within 3 months. Houses within a 2-mile radius that is comparable to your home. That would include square footage, lot size, improvements, age, HOA, No HOA. The house down the block may not even compare to your house. My advice, find a trusted agent that knows this city and knows how to meet your needs. If you’re considering selling, step # 1 is finding out the value! Next is the most important decision. What are your plans? Are you downsizing? Are you moving closer to family, possibly even out of state? When do you plan to start this process? Planning for your future is not an overnight process.
  • One last thing. Once you decide to sell it’s time to let go. Someone else will make it their home. Let them. Once you make a plan, don’t look back. You’re not going that direction.
